Quality Ratings vs. Experience Ratings in Vacation Rentals

As you review ads online, how do you know what you are getting when you book?    As a vacation rental owner, one of the biggest frustrations in getting across to potential guests is the quality of my condo is not just appearances....it's sites that have rating systems that allow a 2 star unit to be lumped in with 5 star units.  Let me explain:

The economy vacation renter who is just looking for a place to sleep and is happy with an old unit in an old building with noise issue because it has a kitchen compared with a Super 8 motel can and will put 5 star ratings for their "experience" on a rating site.   That only means that particular vacation renter's expectationt was met.  

But this "experience" rating does not reflect the QUALITY, UPKEEP or STATUS of the unit or the complex.  I discussed this issue with several rating services and they don't seem to get it.  Their response is that people can tell by photos and price.  These booking sites are losing the opportunity to make themselves the online AAA of vacation rentals.

So here are some pointers as you book:

1.  How old is the condo and how old is the furniture?

2.  What is the price range of the units in the building?

3. Does the owner provide additional photos and a video walkthrough of the condo

3. Ask the owner to rate the condo on the following scale when you email them and ask them why they rate their condo in this category:

5 Star  Platinum/Premium/Exceptional (Westin/Hyatt Level (stainless steel appliances, granite counters, jetted master bath, garage)

4 Star  Gold/Deluxe/Luxury (some high end touches but without some amenities)  sometime has hot tub or pool

3 Star  Silver/Moderate  Usually built 1970's to 1980' with noise issues

2 Star  Bronze/Economy    This is a very old unit that is a place to sleep and needs updates.


The "crowd" that stays at a 2 or 3 star condo tends to be blue to gray collar and folks who will pack people into a condo, college kids.  Noise issues are a big problem in these complexes.  Packs of kids running down halls.  Places that may allow pets (usually not allowed unless you are an owner in a 4-5 star unit) and a sad dog barking it's head off because the guest left them for the day because these are the folks too cheap to get their dog into a doggy camp for the weekend.

The crowd that stays at a 4-5 star condo is more white collar, retirees, couples on a getaway looking for romance... so you tend to have more quiet.

Why A Frisco Colorado Condo Beats a Hotel Everytime!

You are ready to book your annual ski trip to Summit County  Colorado or your summer "escape the heat getaway and you are all over the internet looking at places to stay.     Let's look at the pros and cons of hotel rental vs a Frisco Colorado condo that is near Copper Mountain and Breckenridge

 

  Hotel Condo
Star or Quality Rating and age 2-3 star is what is available in Frisco, CO  This includes the Luxury Inn, Best Western, Holiday Inn (which is an old complex).  Most of these built in the 1960's and 1970's Our Frisco Colorado condos were built 6 and 7 years ago so are some of the NEWEST in the area and are 4 and 5 star level
Cooking coffee pot and microwave.  Must go out to eat.   Full Kitchen with all appliances. Save $25-50 a day by cooking breakfast and dinner
Fireplace NA Come home to the cozy warmth of the fireplace in the condo
Counters/cabinetry 2 and 3 star level stuff granite counters, high end cabinets
Washer and Dryer shared in the building if they have it and you'll WAIT to use it. Full size washer and dryer!
Parking Out in the open Our units have a garage or covered parking which protect your vehicle from everything from snow to hail
Noise A 2-3 star hotel will be noisy with kids running down the hall and paper thin walls Quiet, Quiet!
Size 350-400 square feet   you are crammed in! 800-1000 sq ft in our units…plenty of room to spread out and put your stuff.

As you can see, you are going to have a much nicer experience enjoying your precious vacation time in one of our condos when you aren't skiing Copper Mountain, Breckenridge or Keystone.

Frisco Colorado: A Charming Town…Save $100-200 night over Copper Mountain and Breckenridge!

Why did I buy in Frisco, Colorado?     I am a "new" construction gal.  80-90% of the units in Frisco, Copper and Breckenridge (all of Summit County) were built in the 1970's and 1980's with a handful in the 1990's.  It's difficult to get permits now because there is so little land left.  I got lucky. 

Here are the factors I had to think about:

1. Buying in the "resort" area you are spending $100,000-$200,000 more for an old dump.  This equates  into higher monthly mortgage payments and HOA's with higher dues to take care a lot of issues that happen with an older building.   This then equates into higher rent you have to charge for long term rental or vacation rental to pay these bills.  This means a nightly rate of $100-200 less in the winter staying at my place in Frisco vs. staying 200 yds from the Gondola.  And the free skier shuttle from Frisco drops you off in front of the lifts!

2. You have to come back to Frisco for decent shopping like Walmart, Safeway and non tourist shops where you can shop like a local.

3. Restaurants in Frisco are 20-30% less than the resort

4.  Frisco is central to all the resorts and only 5 minutes to Copper Mountain, Ten Minutes to Breckenridge, 12 minutes to Keystone.  It's minutes to I-70 so 25 minutes to Vail if you have the Epic/Epic Local pass.

5. Older construction doesn't just mean higher HOA dues for maintenance.  It's means they are not up to current code either for a newer construction, many have noise issues.  BEWARE:  A "remodel" in an old complex in Summit County is just that, pretty on the inside with noise issues and building issues.
